These regulations mandate that only highly qualified Gas Safe registered engineers can install oil fired, LPG or mains gas appliances, ensuring safe and compliant installations.

Every rental property in Pembrokeshire, whether residential or used as a short-term holiday let, requires a commercial Gas Safety Certificate (CP12 ) for each appliance on the premises.

REGULAR (ANNUAL ) INSPECTIONS:

Inspect & test: All gas appliances, and re-issue the Landlord's Gas Safety Certificate.
Check for leaks: Inspect all pipes, fixtures and appliances for signs of leaks, drips or dampness.
Check water pressure: Ensure that water pressure is within the normal range (40-60 psi ).
Inspect drains: Check drains for slow drainage or clogs.
Check water heater: Inspect the water heater for leaks, rust or sediment buildup.
Test sump pump: Ensure the sump pump is functioning correctly.

CLEANING & MAINTENANCE:

Clean tap aerators and showerheads: Remove mineral buildup as necessary.
Maintain water heater: Flush the water heater to remove sediment buildup and check for rust or corrosion.
Check and maintain shut-off valves: Ensure shut-off valves are functioning correctly and can be easily turned off in the event of an emergency.
Maintain bathroom appliances: Regularly check and maintain toilets, sinks, and other bathroom appliances to avoid the need for early replacements.
