Installing any gas appliance requires specialised knowledge and skills, and only Gas Safe registered engineers are legally permitted to perform such work in full compliance with the Gas Safety (Installation and Use) Regulations 1998.
These regulations mandate that only highly qualified Gas Safe registered engineers can install oil fired, LPG or mains gas appliances, ensuring safe and compliant installations.

Every rental property in Pembrokeshire, whether residential or used as a short-term holiday let, requires a commercial Gas Safety Certificate (CP12 ) for each appliance on the premises.
Because it’s a legal requirement on landlords that these certificates be issued annually, their renewal is included as standard with each MAINTENANCE CONTRACT, as outlined below.

Maintenance visits offer Gas Safe Certified flotech engineers an opportunity to identify and address potential issues such as leaks or blockages, before they cause costly damage. . . whilst extending the lifespan of the property's plumbing and heating systems, and reducing water waste.

[ TYPICAL MAINTENANCE TASKS ]REGULAR (ANNUAL ) INSPECTIONS:
- Inspect & test: All gas appliances, and re-issue the Landlord's Gas Safety Certificate.
- Check for leaks: Inspect all pipes, fixtures and appliances for signs of leaks, drips or dampness.
- Check water pressure: Ensure that water pressure is within the normal range (40-60 psi ).
- Inspect drains: Check drains for slow drainage or clogs.
- Check water heater: Inspect the water heater for leaks, rust or sediment buildup.
- Test sump pump: Ensure the sump pump is functioning correctly.
CLEANING & MAINTENANCE:
- Clean tap aerators and showerheads: Remove mineral buildup as necessary.
- Maintain water heater: Flush the water heater to remove sediment buildup and check for rust or corrosion.
- Check and maintain shut-off valves: Ensure shut-off valves are functioning correctly and can be easily turned off in the event of an emergency.
- Maintain bathroom appliances: Regularly check and maintain toilets, sinks, and other bathroom appliances to avoid the need for early replacements.
